Description:

Logan North Industrial Park is the next generation of high-quality master-planned business parks in Gloucester County, NJ. The proposed Class-A warehouse/distribution buildings represent the newest version of modern facilities in the highly competitive Mid Atlantic and Northeastern market. The user demand and corporate site selector interest for the Logan North facilities will be drawn by the site’s superior access to the major cities, transportation infrastructure, and rich consumer demographics of the U.S. Eastern Seaboard. The site totals 415 acres and can potentially yield multiple variations of building design and configurations.

The Gloucester/Salem County submarket is one of the most active in New Jersey, situated in the geographical center of the Washington, DC-New York corridor; approximately 25 miles from Philadelphia. The submarket is home to a range of Fortune 500 companies, including Amazon, Home Depot, FedEx, UPS and Exxon Mobile.

For a proposed 1.7 million sq-ft warehouse called Building H at the site, Menard Group USA was contracted to provide ground improvement for the mezzanine portion of the facility. The selected technique – vibro stone columns – would improve bearing capacity for the mezzanine footings.

Ground Conditions:

The soils at the site contained medium-dense sand requiring improvement to achieve the specified bearing capacity for the footings.

Solution:

Menard’s ground improvement solution included the installation of 1,182 vibro stone columns to an average depth of 14 ft and a maximum depth of 20 ft. Maximum design bearing pressures for the mezzanine spread footings reached 6 ksf. The design provided for 1 in of post-construction settlement with a ½ in of differential settlement, meeting the performance criteria of the new warehouse.

To accommodate an accelerated schedule by the client -- who had worked with Menard on previous projects – Menard designed, mobilized and installed in a timely fashion. All work met the client’s requirements for quality, safety and schedule.
